CONVENIENCE We're conveniently located close to family-friendly Mueller where you'll find some restaurants, bars, and coffee shops like Torchy's Taco's, Halcyon, and Veracruz All Natural. Mueller has a great park to run around a lake and a food truck park! There's also an Alamo Drafthouse Cinema (a Texas fav!). From here you can walk to an Austin local favorite - Little Deli Pizzeria (#2 best pizza in Austin by Austin Eater). A short drive will take you to the North Loop and Hyde Park neighborhoods for even more local flare like Foreign & Domestic (featured on DDD) and Home Slice Pizza (Austin fave!!). This home is also a popular location for visitors of Dell Children's, only 1.5 miles away. Hop on the highway which gets you straight to downtown and Rainey street in just 15 minutes. WORK FROM HOME High-speed internet and a built-in workstation make it a productive place to work from home. COMFORT After a day of exploring Austin, relax in one of the three bedrooms. The master bedroom features a California King Bed with ensuite bathroom and walk-in shower. The other two bedrooms each have a queen bed and share a guest bathroom with shower/tub combo. We provide towels, shampoo, conditioner, and body wash for your convenience. The living room has a smart TV to which you can connect your accounts like Netflix. There is no cable. The kitchen is spacious and well-equipped with plenty of cookware, dishware, dishwasher, toaster, blender and tea kettle. There's even a wine fridge! Plus a washer and dryer in unit. PET-FRIENDLY Fenced-in backyard for friendly, well-behaved pets up to date on flea, tick & vaccinations. Please let us know if you will be bringing a pet, $30 per pet per day for short stays. For longer stays, $150/week for the first pet and $100/week for each additional pet. House rules

We love that we can share our home with you but please treat the home, belongings, and property with care. We reserve the right to remove guests without refund for violating these house rules, misuse of the space as a short-term lodging accommodation, or conduct that disturbs the general peace and comfort of other guests, managers, property caretakers, and homeowners. 1. Parents/Guardians must closely supervise their toddlers and children at all times. 2. Well-behaved and well-trained pets may be permitted with prior approval from the host. An additional fee of $30.00USD per pet per night applies or $150 per pet per week. Pets must be treated with flea & tick preventative and up to date on shots. 3. No Unregistered Guests. Please abide by occupancy limits. Austin has strict regulations for short term rentals. People other than those stated in the Rental Party may not be on the property at any given time. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed in the Rental Party, Guest will be charged $50 per additional guest for each day of the reservation and all guests may be evicted without refund and a $250.00USD service fee. 4. The property is privately owned; the homeowners or property manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners, Bonhost LLC and its representatives are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5. No illegal substances are to be used, sold, or distributed on the property. 6. No parties and/or loud music. Respect the neighbors and their privacy. Excessive noise may result in termination of your stay without refund and a $250.00USD service fee. 7. Keep the property and all furnishings in good order. If any furniture is moved, please move it back to its original position upon checkout. 8. Smoking is allowed outside only. Please dispose of cigarette butts in the outdoor trash. You will be charged $500.00USD if we suspect smoking indoors and additional remediation expenses may be imposed. 9. Only use appliances for their intended uses. 10. Practice safety at all times. 11. Parking: Please refer to house manual for parking instructions. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 12. Housekeeping: Keep the home tidy and follow checkout procedures. There is no daily housekeeping service. Daily maid service is not included in the rental rate. While linens and bath towels are included in the house, we do not permit towels or linens to be taken from the house. Do not leave wet towels on the furniture. 13. Checkout is at 11:00AM. Late checkouts may be subject to a $100.00 per hour fee as we often have new guests arriving and schedule cleaners to arrive soon after 11:00AM. 14. Weather, Disease, Acts of God and Unforeseen Circumstances: Bonhost, LLC is not liable for any inconveniences, delays, or Guests inability to access a unit as a result of any temporary or permanent issues which arise from weather, construction, road closures or conditions, natural disasters, reasons for travel including the cancelation of events or conferences, government orders, diseases, pandemics, viruses, illnesses, closings, pollution or other acts of God which are beyond Bonhost, LLC’s control. No refunds will be given for any inconveniences, delays or cancellations due to, but not limited to, aforementioned conditions. We encourage Guest to purchase a travel insurance policy that will allow you to cancel for any reason. 15. No shoes in the house. 16. Please use coasters on surfaces. 17. Plateware and stemware is expensive, please be careful. ADDITIONAL INFORMATION Please note this home has quiet hours from 10pm-7am as the neighbors have small children.
